We are seeking an Associate to join our team in Boca Raton, Florida. This position will play a key leadership role in CP Group’s acquisition, investment, and portfolio initiatives. Working closely with senior leadership, this position is responsible for leading underwriting, due diligence, and transaction execution across acquisitions, dispositions, recapitalizations, and financings. The Associate will drive deal-level analysis, coordinate cross-functional execution, and contribute to strategic investment decision-making across the firm’s active pipeline.
This role requires a highly analytical, detail-oriented real estate professional capable of independently managing workstreams while mentoring junior team members and collaborating across internal and external stakeholders.
Essential Responsibilities:
Investment Underwriting & Analysis
- Lead the development, review, and refinement of complex Argus and Excel financial models, including cash flow projections, valuation analyses, IRR, equity multiple, and sensitivity scenarios.
- Evaluate acquisition, disposition, and recapitalization opportunities through detailed financial, market, and qualitative analysis.
- Assess leasing assumptions, capital programs, operating expenses, tenant credit, and market fundamentals to identify risks and value creation opportunities.
- Provide clear, well-supported recommendations to senior leadership regarding investment strategy, pricing, and execution.
Due Diligence & Transaction Execution
- Lead asset-level due diligence for awarded deals, coordinating the review of leases, financial statements, legal documents, third-party reports, engineering studies, and market research.
- Serve as a primary point of coordination between internal teams, external counsel, lenders, brokers, consultants, and property managers throughout the transaction lifecycle.
- Oversee transaction timelines, diligence workstreams, and closing deliverables to ensure seamless execution.
- Support or quarterback transaction execution efforts, particularly on less complex deals or targeted initiatives.
Investment Committee & Reporting
- Prepare and present Investment Committee memoranda, underwriting summaries, diligence findings, and executive-level presentations.
- Develop investment books, internal summaries, and supporting materials for senior management, investors, and capital partners.
- Maintain and manage the firm’s acquisition pipeline, tracking deal flow and summarizing opportunities for leadership review.
Market Research & Strategy
- Conduct market and macroeconomic research to support investment theses and strategic initiatives.
- Prepare market updates and thematic research materials to inform investment decisions and capital partner communications.
- Monitor competitive landscapes and emerging trends impacting portfolio performance and acquisition strategy.
Asset Management Collaboration
- Partner with Asset Management to support business plan execution, budgeting, forecasting, and valuation updates.
- Maintain and update Argus models for owned assets, including forecasting capital contributions and distributions.
- Assist with the transition and onboarding of newly acquired assets into the operating portfolio.
Leadership & Team Development
- Mentor and support junior analysts, providing guidance on underwriting, modeling standards, and analytical best practices.
- Collaborate cross-functionally with finance, asset management, operations, and investor relations teams.
- Contribute to ad hoc strategic projects and firm-wide initiatives as directed by senior leadership.
Qualifications & Skills
- Bachelor’s degree in Finance, Real Estate, Business, or a related field with strong academic performance.
- 2–5 years of relevant commercial real estate experience, including acquisitions, investments, asset management, or investment banking.
- Advanced proficiency in Excel and Argus Enterprise, with demonstrated institutional-quality underwriting experience.
- Strong financial modeling, analytical, and problem-solving capabilities.
- Exceptional written and verbal communication skills, with the ability to present complex information clearly and concisely.
- Highly organized, detail-oriented, and capable of managing multiple transactions in a fast-paced environment.
- Demonstrated leadership ability and experience mentoring junior team members.
- Strong interpersonal skills and ability to build effective relationships with internal and external stakeholders.
- Passion for real estate investing and a strong intellectual curiosity.
