Responsibilities

The Building Technology Specialist provides day-to-day and advanced technical support for the technology that secures and operates Related Ross properties, with a primary focus on the systems supporting property and tenant operations. This role owns the planning, installation, configuration, maintenance, and troubleshooting of building-facing technology, including access control, CCTV/video management, intercom, fire and life safety systems, building automation and environmental controls, and the related low-voltage and network infrastructure that connects them. This role sits in West Palm Beach and reports to the Director, Infrastructure, partnering closely with Property Management, Engineering, and Security, as well as outside vendors and base-building/tenant stakeholders. The role operates in a fast-paced, multi-site environment with low day-to-day supervision, and the candidate is expected to be self-sufficient.

Responsibilities

Security & Access Control Systems

  • Serve as the primary point of escalation for the administration, programming, and troubleshooting of access control systems, including badging, credentialing, and door hardware integration.
  • Manage and support CCTV/IP camera and video management systems (VMS), including camera health, storage, and footage-retrieval requests.
  • Administer intercom systems and security turnstiles, coordinating with security vendors on installation, service, and upgrades.
  • Support the radio systems used by onsite security and engineering teams.

Fire & Life Safety Systems

  • Act as technical liaison in support of the Property Management team for life safety system upgrades, integrations, and incident response.

Building Automation & Environmental Controls

  • Assist with managing building management/automation systems (BMS/BAS) that control HVAC, lighting, and other environmental controls.
  • Support elevator interface systems and other building controls that intersect with IT/network infrastructure.
  • Monitor system health and coordinate resolution of building-controls issues with engineering staff and vendors.

Property & Tenant Technology Coordination

  • Maintain a clear understanding of building plans, infrastructure, and equipment serving both base building and tenants, particularly in communications and low-voltage infrastructure.

Network & Infrastructure Support

  • Assist with managing the network hardware (routers, switches, hubs, UPSs) that supports CCTV, access control, radio, video management, turnstile, and elevator interface systems.
  • Support voice/data cable infrastructure for building and security systems.
  • Partner with the broader IT team on network connectivity and asset management for building-technology equipment.

General

  • Provide executive-level customer support, including senior management, across multiple offices as building-technology issues arise.
  • Assume ownership of related incidents, whether resolving directly or by consulting with, monitoring, and following up with colleagues and/or outside vendors.
  • Provide on-site coverage during normal business hours and on-call support as needed, including before/after normal working hours.
  • Maintain asset inventory for building and security system components.
  • Additional duties as assigned.

Qualifications

Key Qualifications:

  • Experience in building and security systems management for a Class A retail, office, and/or mixed-use asset.
  • Strong understanding of building IT, security, and telecommunications systems.
  • Understanding of property management issues and priorities.
  • Ability to perform written assignments, including preparation of reports, proofreading, and editing.
  • Highly organized and goal-oriented; able to manage competing priorities in a fast-paced, deadline-driven environment.
  • Agile in complex situations, anticipating and adjusting for problems and/or roadblocks.
  • Strong character and work ethic; clear and demonstrated decision-making capabilities.
  • Excellent communication skills, with demonstrated ability to handle conflict and remain calm in stressful situations.
  • Proactive mindset, with strong analytical and problem-solving skills; effective listening and follow-up.
  • Good working knowledge of networking and network security as it applies to building and security systems.
  • Bachelor's degree in a related field, or equivalent work experience.
  • One or more of the following preferred: manufacturer certification on access control/video management platforms (e.g., Lenel, Genetec, Software House, S2, Avigilon), or a network certification such as Network+ or CCNA.
