Responsibilities

Related Ross is seeking an HVAC Technician / Operating Engineer to support their class A commercial office asset, 360 Rosemary. The HVAC Tech/Engineer, under the supervision of the Chief Engineer, performs mechanical tasks to ensure the smooth functioning of building operational units. The HVAC Tech/Engineer play a vital role in installing, maintaining, and repairing heating, cooling, and air conditioning systems, as well as performs maintenance and repair work on plumbing and electrical systems and equipment.

The HVAC Tech/Engineer is responsible for the following:

  1. Operation, maintenance and repair of heating, ventilation, air conditioning equipment and other equipment incidental to the operation of the building.
  2. Other related duties and special projects, as required.

The tasks of the HVAC Tech/Engineer include, but are not limited to, the following:

  1. Provides engineering and technical assistance.
  2. Conducts building checks and periodic inspections of designated building facilities and equipment. Reports unusual problems or concerns.
  3. Inspects and maintains HVAC systems to ensure they operate efficiently.
  4. Cleans ducts and filters and checks for leaks within HVAC systems.
  5. Refills refrigerants, lubricates parts, and fixes drainage within HVAC systems.
  6. Adjusts system controls to optimize system performance of HVAC systems.
  7. Cleans electrical appliances and equipment; traces short circuits; replaces fixtures and checks switches and fuse boxes.
  8. Communicate regularly with the engineering team regarding ongoing tasks, building conditions, and any identified issues requiring follow-up or escalation.
  9. Reports non-compliance with drawings and specifications to the Assistant Chief Engineer or Chief Engineer.
  10. Takes initiative in troubleshooting and repairs, and notifies the Chief or Assistant Chief Engineer when vendor escalation is needed. Assists in overseeing vendor work to ensure tasks are completed correctly.
  11. Maintain a professional and courteous demeanor when interacting with tenants, guests, and vendors, representing building management with a focus on responsiveness and service.
  12. Maintains accurate records and files to ensure compliance with applicable regulations and codes.
  13. Consistently utilizes the work order system to track service requests, preventive maintenance, and inspections, ensuring accurate documentation and operational continuity.
  14. Repairs and performs preventive maintenance on general building facilities and electrical, mechanical, and communication systems.
  15. Responds promptly to fire alarm systems. Disengages electrical, water and/or gas systems when directed.
  16. Other related duties, as required.

Qualifications

KNOWLEDGE AND SKILLS

  1. Stable employment record with 2+ years’ experience in the field.
  2. Strong familiarity with HVAC components and systems and the ability to disassemble and reassemble complex systems.
  3. Must possess thorough knowledge and understanding of building systems including, but not limited to: HVAC, Plumbing, Electrical, BMS, Fire & Life Safety and all related systems.
  4. Ability to read and interpret drawings, blue prints and specifications.
  5. Working knowledge and the ability to utilize desktop computers with software packages such as Microsoft Office, PowerPoint, Outlook, & Project. Any additional program knowledge is a plus.

WORKING CONDITIONS/SCHEDULE

  1. Position is located at 360 Rosemary, 360 S Rosemary Avenue, in West Palm Beach, FL.
  2. Standard work hours are 9AM-6PM Monday to Friday.
  3. Will occasionally be required to work overtime or outside of standard hours to support planned maintenance or respond to building emergencies.
  4. The work environment is representative of field conditions and situations the employee would face while performing job functions. While performing these duties, an employee can be faced with wet and/or humid conditions, moving mechanical parts, high precarious places, outside weather conditions and vibrations.
  5. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, electrical hazards and a moderately noisy location.
