Job Description: AFM – Technical
The Technical Manager is responsible for overseeing all technical operations, maintenance activities, and engineering services within a commercial building. The role ensures smooth functioning of electrical, HVAC,STP, Mechanical, Plumbing, firefighting, Civil works and building management systems while maintaining compliance with safety standards, statutory regulations, and service level agreements (SLAs).
Key Responsibilities
1. Building Systems Management
- Oversee operation and maintenance of:
- HVAC systems (Chillers, AHUs, FCUs, VRVs)
- Electrical systems (HT/LT panels, DG sets, UPS)
- Plumbing and water management systems
- Diesel Generator – Operational and Maintenance
- Sewage treatment plant - Operational and Maintenance
- Fire detection and suppression systems
- Elevators and escalators
- Building Management System (BMS)
- Ensure optimum performance and reliability of all critical equipment.
2. Preventive & Corrective Maintenance
- Develop and implement preventive maintenance schedules.
- Monitor breakdowns and ensure timely corrective actions.
- Maintain equipment history and maintenance records.
- Conduct periodic technical audits and inspections.
3. Team Leadership
- Lead engineering and maintenance teams.
- Manage technicians, supervisors, and vendor personnel.
- Conduct training programs on safety and technical procedures.
- Evaluate team performance and drive continuous improvement.
4. Vendor & Contractor Management
- Manage AMC (Annual Maintenance Contract) vendors.
- Monitor contractor performance against KPIs and SLAs.
- Review quotations, work orders, and technical proposals.
- Ensure quality and timely completion of maintenance projects.
5. Budget & Cost Control
- Prepare annual maintenance and utility budgets.
- Monitor operational expenses and identify cost-saving opportunities.
- Ensure efficient energy management and sustainability initiatives.
- Control inventory of engineering spares and consumables.
6. Safety & Compliance
- Ensure compliance with local statutory and safety regulations.
- Conduct risk assessments and safety inspections.
- Implement emergency response plans and business continuity procedures.
- Ensure timely renewal of licenses, permits, and certifications.
7. Tenant & Stakeholder Management
- Address technical concerns raised by tenants and occupants.
- Coordinate fit-out activities and technical approvals.
- Maintain high levels of tenant satisfaction through prompt service delivery.
8. Reporting & Documentation
- Prepare monthly technical and operational reports.
- Monitor equipment performance and utility consumption trends.
- Maintain asset registers and engineering documentation.
- Execution of PO and PR for technical subject
9. Skills & Competencies:
- Strong technical knowledge of facility systems and preventive maintenance.
- Excellent communication and client management skills.
- Ability to manage vendors and contractors effectively.
- Proficiency in documentation and compliance processes.
Required Qualifications
- Bachelor's Degree in Electrical, Mechanical Engineering.
- Professional certification in Facility Management (preferred).
- Knowledge of NFPA, HVAC standards, electrical safety regulations, and building maintenance practices.
Experience
- 8–15 years of experience in commercial real estate, facility management, IT parks, corporate offices, malls, or mixed-use developments.
- Minimum 5–6 years in a managerial role handling technical operations.
